Pricing

OM Epoxy charges a flat rate based on the coating type:

  • Concrete staining, $3.50/sq ft
  • Decorative flake epoxy, $6/sq ft
  • Metallic floor coating, $12/sq ft

A standard two-car garage (400 to 500 sq ft) with decorative flake epoxy runs $2,400 to $3,000, typically $1,000 to $3,000 less than franchise competitors in the Salt Lake area.

No. The quote is the price, no surprise charges once we're on-site. The only thing that could change your quote is if the floor has significant damage (deep cracks, previous coating that needs grinding) that requires extra prep time. We'll identify this during the free quote and tell you upfront.

Yes. We coat commercial spaces including warehouses, auto shops, gyms, and business floors across Salt Lake County and Utah County. Same flat per-square-foot rates apply. Contact us for a commercial quote.

Epoxy is a two-part coating that bonds to the surface of concrete and creates a thick, durable, high-gloss layer. It's great for garages and high-traffic areas.

Concrete staining penetrates into the concrete itself and changes its color without adding a thick top layer. It has a more natural, matte look. Staining starts at $3.50/sq ft, it's the most affordable option.

Process & Timeline

Most residential garage jobs are completed in a single weekend. Day one covers surface prep, crack repair, and the base coat. Day two is the topcoat and finish. We show up when we say and get out of your way.

With proper surface prep and professional-grade materials, epoxy floors typically deliver 10 to 20 years of service, but you don't have to take that on faith. Every OM Epoxy install is backed by our workmanship warranty against peeling and adhesion failure, and we put the terms in writing with your quote. We source materials directly from Floorguard Products in Salt Lake City, a manufacturer-level supplier.

Stay off the floor for 24 hours after the final coat. Light foot traffic is fine after that, but we recommend waiting 72 hours before driving a vehicle on it. We'll walk you through full care instructions before we leave the job site.

Yes, proper surface prep is the most important step. We grind or acid-etch the concrete to open the pores so the epoxy bonds properly. Cracks and spalling are repaired before coating. A floor that's not prepped correctly will peel, no matter how good the coating is. We handle all of this as part of every job.

Choosing & Comparing

For most homeowners, yes. A professional epoxy floor protects bare concrete from oil, road salt, cracks, and dust, wipes clean easily, and gives your garage a finished, high-end look, built to deliver 10 to 20 years of service and backed by our workmanship warranty. At $3.50 to $12/sq ft installed, it costs far less than replacing concrete and pays off in durability and resale appeal.

Epoxy is a thick, durable, cost-effective coating that's ideal for garages and most residential floors. Polyaspartic cures faster and is slightly more UV-stable, but costs noticeably more. For most Utah garages, a professionally prepped flake epoxy system delivers excellent durability at a better price. We'll recommend the right system for your space and budget.

Yes, by a wide margin. Big-box DIY kits skip the diamond-grinding prep that lets the coating bond to the concrete, so they commonly peel within a year or two. We use professional-grade materials and grind every floor, which is why ours are built for 10 to 20 years of service and backed by a workmanship warranty, a DIY kit comes with neither. The upfront cost is higher than a kit, but you avoid redoing it.

Durability & Care

Yes. A properly installed epoxy floor is built for Utah's freeze-thaw cycles, road salt, and snowmelt. The key is professional surface prep and the correct coating thickness, a sealed floor resists the moisture and salt that crack and pit bare concrete, and it handles summer hot-tire pickup too.

In most cases, yes. We repair cracks, fill pitting, and grind down any old failing coating as part of prep before applying the new epoxy. Severely damaged slabs may need extra prep, which we'll identify and quote during your free estimate. Most older garage floors are great candidates.

Epoxy is low-maintenance. Sweep or dust-mop regularly, and clean spills with a mop and mild soap or water. Avoid harsh, acidic cleaners. For tougher messes, a soft brush and warm water work well. There's no waxing or sealing needed, a big advantage over bare or painted concrete.
